Two buyers could start house-hunting in Brevard County on the same August morning, work from similar budgets, and land in what feel like two different real estate markets by lunchtime. One is touring homes in Titusville, where listings are sitting for weeks and sellers are still willing to talk about rate buydowns. The other is trying to get an offer accepted on Merritt Island, where the same countywide inventory crunch that's making headlines is playing out in real time, with less room to negotiate and less time to think it over.

Both buyers are shopping inside the same aerospace boom. They are just standing in different parts of it, and that difference is the story most Space Coast market recaps skip past on their way to a single median price.

The city with the strongest physical claim to Kennedy Space Center, the one sitting directly across the Indian River Lagoon from the launch pads, is not the city where the boom is currently squeezing hardest. That distinction belongs to the neighborhoods sitting closer to where the actual paychecks are landing, not the neighborhoods closest to the rockets themselves.

The Boom Behind the Headlines Is Real

Start with what's not in dispute. Blue Origin announced Project Horizon in May 2026, an 830,000-square-foot manufacturing facility on its existing Merritt Island campus, adjacent to the Kennedy Space Center Visitor Complex, built to produce the upper stage of the New Glenn rocket. The state confirmed 500 new jobs tied to the project with an average salary of $98,000 a year. Down the coast at Cape Canaveral, SpaceX continues building out Starship manufacturing and launch infrastructure, with a first launch from LC-39A targeted for the second half of 2026.

That kind of investment shows up in the county-level numbers fast. According to Space Coast Association of REALTORS data for June 2026, Brevard County single-family closed sales rose 7.8 percent year over year to 1,033 units, while available inventory dropped 21.7 percent year over year to just 3.6 months of supply. The county's median sales price climbed to $400,000. Compare that to the statewide picture from Florida Realtors over the same window, where inventory expanded to 4.5 months of supply and the state median reached $432,000, and you get a genuinely odd result: Brevard is tightening while most of Florida is loosening, and it's still cheaper than the state median while it does it.

The Titusville Contradiction

Titusville sits at the northern edge of Brevard County on the western shore of the Indian River Lagoon, directly across the water from Kennedy Space Center. If proximity to the boom set the price, this would be the tightest, priciest submarket in the county. It's the opposite.

As of July 2026, Titusville's median sale price is running in the roughly $280,000 to $300,000 range, down a few percentage points from the prior year, with homes taking around 75 to 80 days to sell on average. Why the Squeeze Follows the Campus, Not the Coastline

Blue Origin's Project Horizon isn't being built in Titusville. It's an addition to the company's existing campus on Merritt Island, the island that sits between Titusville and the barrier islands, minutes from Kennedy Space Center's gates rather than across a river from them. The 500 new positions the state confirmed for that project will be filled by people who need a short commute to a specific address on Merritt Island, not a scenic view of the space center from across the lagoon.

Viera tells a related but different version of the same story. It isn't close to any launch pad at all, sitting roughly 30 to 40 minutes from the Kennedy Space Center corridor by most accounts. What it has instead is newer housing stock, the ongoing Borrows West commercial corridor, and expanding medical infrastructure around the Viera Hospital campus tied to Health First. That combination pulls in a different kind of aerospace-adjacent buyer: relocating engineers and executives who want a master-planned community and are willing to trade commute minutes for it, plus a growing base of medical and professional workers who have nothing to do with rockets at all.

In July 2026, Japanese homebuilding conglomerate Daiwa House Industry, operating through its U.S. subsidiary Stanley Martin Homes, acquired Melbourne-based Holiday Builders, a deal that transferred roughly 10,600 controlled lots and more than 40 active communities across Florida. Holiday Builders built its first home on a Port Malabar lot in Palm Bay back in 1983, and its footprint still centers on entry-level pricing in the $267,000 to $350,000 range. Institutional capital didn't chase the barrier islands or the Merritt Island waterfront. It went after the entry-level lot supply that aerospace hiring is expected to keep filling with workers who need somewhere affordable to start.

What This Means If You're Actually Comparing Neighborhoods

If you're weighing Titusville against Merritt Island or Viera right now, the choice isn't really about which one is "closest to the space program." All three are inside the same economic story. The choice is about which side of that story you want to be on.

Titusville right now rewards patience and a longer time horizon. You're buying into affordability and the expectation that hiring at Blue Origin, SpaceX, and their supplier network keeps building toward the north end of the county over the next few years, not a market that has already repriced around that expectation. Merritt Island and Viera reward buyers who need to move now and can compete for tighter inventory, in exchange for being closer to where the jobs and the newer infrastructure already sit.

Whichever side you land on, budget for Florida's insurance market before you fall in love with a specific address. It's the line item that catches the most relocating buyers off guard, and getting a quote early changes what "affordable" actually means for a given zip code far more than the sale price alone.

A Few Questions Worth Asking Before You Choose a Side

Does Titusville's lower price mean something is wrong with the market there? Not based on what the data shows. It reflects a market where inventory has more room to breathe and sellers are still negotiating, not a market in decline. The city's fundamentals, including its direct line of sight to Kennedy Space Center and its role in the broader space economy, remain intact.

Could Titusville tighten the way Merritt Island already has? It's the logical next step if hiring at Blue Origin, SpaceX, and their suppliers continues at its current pace and workers start looking north for affordability once the closer submarkets price higher. Nothing in the current data guarantees a timeline for that shift.

Is the county-wide inventory drop specific to single-family homes or does it include condos?
